A headline monthly rate does not explain the whole storage agreement. Use these 14 questions to compare written offers, then read the operator's contract. This is general consumer information, not legal advice.
Price questions
1. Is this price locked in for the duration of my stay?
Ask whether the quoted rate is fixed and where the contract explains future changes. Record how much notice the operator must give and whether you may leave before a changed rate takes effect.
2. Are there any fees not included in the quoted price?
Request one written list covering the unit, insurance, lock, deposit, administration, access and any other charge. Ask which sums are refundable and under what conditions.
3. Is there a promotional rate that will change?
If a promotion applies, ask for its start and end dates, eligibility rules, minimum stay and the normal recurring rate afterwards. Compare the total across the period you expect to store.
Contract questions
4. What is the minimum notice period to vacate?
Do not assume a market-standard notice period. Ask how much notice is required, how it must be delivered, when it begins and when billing stops.
5. Is there a minimum term?
Ask for the earliest date you can leave without an additional contractual charge. Check whether a promotion creates a longer commitment.
6. What happens if I need to vacate early?
Ask whether unused time is refunded, whether an early-exit charge applies and what happens to any deposit. The written contract, not a general description, should answer this.
7. Can I transfer to a larger or smaller unit?
Ask whether a transfer is possible, how the price changes, whether a new contract starts and whether any transfer charge applies. Availability should never be assumed.
Access & security questions
8. What are the access hours?
Ask for customer access hours, staffed reception hours and any limits for weekends or holidays. Business users should confirm authorised-user and delivery arrangements.
9. What security measures are in place?
Ask how the exact facility controls entry, monitors common areas, responds to alarms and records incidents. Also ask what security duties remain yours, such as locking the unit and protecting access codes.
10. What locks are required / permitted?
Confirm the permitted lock type, who supplies it, the cost and who may hold a key or access the unit under the contract. Do not infer access rights from the lock alone.
Practical questions
11. Is contents insurance mandatory?
Ask whether cover is mandatory, whether outside cover is accepted and what evidence is needed. Read the insured value, excess, exclusions and claims process; check any existing policy directly with your insurer.
12. What items are prohibited?
Request the facility's written prohibited-items list. Describe unusual, regulated, valuable, perishable or potentially hazardous items before moving them in.
13. Is the unit climate-controlled?
Ask what temperature or humidity control is actually provided and whether any range is documented. For sensitive items, follow manufacturer, conservator or insurer requirements rather than relying on a marketing label.
14. What happens to my belongings if I miss a payment?
Read the clauses covering missed payments, access restriction, notices, charges and the operator's rights concerning stored goods. If the consequences are unclear or significant, obtain independent legal advice before signing.
Keep the quote, contract, inventory, payment receipts and any later notice together. The CCPC explains that consumer contract terms must be fair and that important consequences should not be hidden; its consumer-rights guidance is a useful independent reference.
